The building monitoring & intelligence platform
Purpose-built, sensor to software.
Monitoring infrastructure that tells you what's happening across your buildings. Operational intelligence that tells you what to do about it. Hardware and software built for the job, working together.
What the platform does
Building monitoring and operational intelligence are two sides of the same job. Most tools are built for one or the other — point solutions that give you data without the tools to act on it, or analytics platforms that require a data foundation you don't have yet. Attune is built to do both from one platform.
Physical world
The conditions in your buildings
Air, energy, water, equipment, occupancy — what's actually happening, most of it unmeasured today.
Attune hardware
Purpose-built sensors capture it
Attune-made hardware, designed for the data quality the intelligence layer needs. Deploys in days.
Attune software
Structured and validated, end to end
Data checked from sensor to platform — no gaps in the foundation your decisions rest on.
Your team
Acts on what it shows
Dashboards, alerts, and tools your team uses to troubleshoot, decide, and document.
See what's actually happening across your buildings.
A complete, continuous picture of conditions across every building you manage — structured from the start, reliable enough to act on.
Multi-condition coverage — including the environmental and equipment conditions most buildings aren't measuring yet
Works with whatever BMS mix you have — operates independently or alongside existing infrastructure. Where a BAS is present, Attune can push data into it for control triggers or pull from it to display alongside your monitoring data.
Deploys in days, not months — wireless mesh, plug-and-play installation
Attune-built hardware, purpose-designed for the data quality the intelligence layer needs
Data structured and validated from sensor to platform — no gaps in the foundation
Assembled in the US with predominantly US components — Build America, Buy America Act compliant.
Know what to do with what you're seeing.
Dashboards, alerts, and analytical tools that help your team troubleshoot faster, catch problems before they escalate, and make confident decisions.
Portfolio-to-room visibility — conditions across every building, down to the zone or space where it matters
Context-aware alerts — surfaces what needs attention without burying your team in noise
Troubleshooting tools — investigate remotely before deploying resources
Operational feedback — use what you're seeing to adjust how systems run, not just report on how they ran
Reporting and documentation — conditions records for compliance, warranty claims, and capital decisions
AI-ready data foundation — complete and continuous, so intelligence capabilities work in practice
Why we built our own hardware
We built Attune's hardware because we didn't want any limits on what we could capture or the quality of data the platform runs on.
What Attune captures
Air Quality & Environment
CO₂, CO, O₃, VOCs, PM0.3–1, PM2.5, PM10, temperature, humidity, pressure. Indoor and outdoor. Continuous, not spot-checked. Custom sensor configurations available.
Energy & Utilities
Electricity, gas, water, and solar generation. Real-time and trended. Connects to sub-metering where it exists, or fills in where it doesn't.
Equipment Condition
HVAC performance, refrigeration, mechanical systems. Catches anomalies and drift before they become failures.
Occupancy & Space Use
Presence and occupancy patterns. Connects conditions data to how spaces are actually being used.
Custom & Specialty Monitoring
Attune as a multi-condition monitoring solution for any condition, including specialty gases and other configurations specific to your buildings and operations.
Designed to deploy fast
Minutes per device, not days per building
Sensors plug into standard outlets or mount without wiring. A Gateway per building connects everything to the cloud. Teams typically have a building up and running the same day.
Mesh network — no IT infrastructure required
Nodes communicate with each other and the Gateway without dedicated network infrastructure. Works in older buildings, mixed-vintage campuses, and sites with limited IT involvement.
Scales without starting over
A pilot in one building uses the same platform architecture as a deployment across a hundred. Add sensors, buildings, and use cases over time without rebuilding the data foundation.
From data to decisions
Getting data is the first half of the problem. The second half is knowing what needs your attention and what to do about it. Attune's intelligence capabilities are built around the principle of surfacing what matters, filtering the noise, and making sure your teams know when something warrants action.
Real-time visibility across every building you manage
Dashboards show conditions across your whole portfolio, not one building at a time. Configurable views surface what matters per role — a facilities director and an HVAC tech each see what they need.
Context-aware alerts that tell you what actually needs attention
Alerts tied to conditions, thresholds, and patterns across your portfolio — down to the building, zone, or room. Filters the noise so what matters surfaces quickly.
Troubleshoot remotely before you dispatch anyone
When something looks wrong, the data is already there. Check history, cross-reference other systems, and narrow the problem to the exact space or equipment before dispatching anyone — fewer wasted site visits.
Turn what you're seeing into how you operate
Energy, IAQ, and equipment behavior tracked continuously, so you can see what's improving and adjust how systems run. The data behind today's operational decisions is the same data behind tomorrow's capital plan.
Documentation your team can actually use
Compliance reports, energy audits, IAQ summaries, and site-condition records for warranty or claims — configurable to what your team needs to produce.
Data that works with the rest of your stack
API access to connect Attune's data to the rest of your stack — analytics, work-order systems, sustainability reporting. The foundation is structured to be useful beyond the platform itself.
Attune doesn't tell your buildings what to do. It tells your team what's happening.
The tools that work best in building operations are the ones that make experienced people faster and better-informed. Attune is built around that principle.
Your expertise drives the outcome
Attune surfaces information and patterns. Your team makes the calls. The platform extends your reach without removing you from the decision.
Data you can trust and explain
Because Attune controls data quality from sensor to platform, the readings your team acts on are ones they can stand behind — in an alert response, a board presentation, or a warranty claim.
Attune as the expert resource behind the platform
Implementation, onboarding, and ongoing support from people who know the platform and the operational context. The relationship doesn't end at deployment.
The data foundation AI actually needs
Whatever AI approach you're moving toward, the data it runs on determines whether it works.
Most building AI applications fall short not because the AI is bad, but because the underlying data is incomplete, inconsistent, or unverified. Attune builds the monitoring foundation first — complete, continuous, multi-condition data from source to platform. That's what makes AI capabilities meaningful in practice. Whether those capabilities come from within Attune's platform or tools your team connects to it, the foundation is what they run on.
Real-time visibility across every building you manage
Dashboards show conditions across your whole portfolio, not one building at a time. Configurable views surface what matters per role — a facilities director and an HVAC tech each see what they need.
AI-assisted anomaly detection and pattern recognition
Alerts tied to conditions, thresholds, and patterns across your portfolio — down to the building, zone, or room. Filters the noise so what matters surfaces quickly.
Data foundation for your own AI tools
When something looks wrong, the data is already there. Check history, cross-reference other systems, and narrow the problem to the exact space or equipment before dispatching anyone — fewer wasted site visits.
What customers say about working with Attune.
The data protection case is real. Equipment lead times are 12 to 32 weeks. A warranty claim isn't just money. It's schedule.”
Attune gives us a portfolio-wide read on how our buildings are actually performing — HVAC behavior, energy trends, air quality — so we can act on the things that move tenant experience and asset value.”
